Independent, licensed mold assessments for condominium associations, HOAs, property managers, landlords and commercial owners across Palm Beach, Broward and North Miami.
A unit owner reports a leak from the unit above. A tenant says there is mold in the bedroom. A board needs to know what it is actually dealing with before it approves a remediation bid. In each case you need an independent answer, quickly, and a report that a board, an adjuster or an attorney can rely on.
ITS Mold provides licensed mold assessment only. We do not perform or sell remediation, so our findings and protocols are not shaped by the cost of the repair. That independence is required by Florida law (s. 468.8419, Fla. Stat.), and it is what makes our reports useful when there is a dispute over responsibility.
From a single unit to a full building, scoped to the question you need answered.
Assessment of the affected unit and, where needed, the unit above — moisture mapping, sampling and a written report documenting conditions in each unit.
An independent, documented answer to a mold or odor complaint, so you can respond on the facts — whether conditions are normal, or what needs to be done.
Assessments across multiple units, hallways, mechanical rooms and amenity spaces, scheduled to work around residents and building access.
A written protocol defining the areas, containment and clearance criteria, so you can put remediation out to bid and compare contractors on the same scope.
Independent verification after the remediator finishes — visual inspection, moisture readings and clearance sampling — before containment comes down and the unit is rebuilt or reoccupied.
Reports written to support insurance claims, lease and tenant matters, and disputes between owners and the association, with the data behind every conclusion.
